New Build mixed use scheme comprising of residential apartments, workspace and associated amenity space.

The well connected 0.4 hectare site which currently houses a Bath and Tile retail showroom and office units is located in the London Borough of Barnet, consisting of 76 residential apartments, approximately 815sqm of workspace and associated amenity spaces

The scheme consists of two distinct but complimentary parts. At the rear of the site we have organised a series of three storey volumes around a new amenity area, creating a “place” and a focal point. This cluster arrangement generates similar massing and grain to the existing context. Minimum distances between properties and facing windows have been used to generate block layouts and amenity spaces. Orientation, quality of outlook and urban grain have also informed the scale and location of the buildings and open spaces.

Along Edgware Road we have inserted a vertical 14 storey element which defines our site boundary by creating a strong street frontage and creates a massing equilibrium with neighbouring tall buildings.
